GIRAFFE MEETS A TALL ORDER FOR CHRIST'S LANE SHOPPERS

12 April 2006

Christ's Lane, the new area of shops, public space and apartments being
created on the site of the old Bradwell's Court, is continuing its innovative approach with the announcement that funky eatery Giraffe will be moving in with one of its first restaurants outside London.

Giraffe is taking ground and first floor space (totalling almost 3,000 sq
ft) on the corner of Christ's Lane and Drummer Street. In addition to this
space, it will provide outdoor seating, overlooking new public space and
Christ's Pieces. Already something of a cult in Greater London, and
acclaimed by the Independent on Sunday as 'A child-friendly restaurant
everyone would like to eat in', Giraffe specialises in fresh, healthy and
delicious global food, ranging from distinctive burgers and stir fries to
mouth-watering smoothies. It also offers brunches, cocktails, and a special
kids' menu.

The company, which says it is not a chain but a 'herd', prides itself on
designing each of its premises individually and imaginatively to suit their
location.

'It's very exciting news that one of Giraffe's first moves outside London
will be to this new Cambridge destination,' says Andrew Hilston, Development Manager at Land Securities, the company behind the Christ's Lane transformation. 'Combined with the fashion retail lettings we have already announced, and the re-opening of the historic walkway as a wider and brighter public thoroughfare, this will make Christ's Lane a very special
place in the heart of the city.'

Russel Joffe, Managing Director of Giraffe, adds: 'This represents a
significant move in the development of our business. We have been looking to extend the reach of our unique brand and Christ's Lane is the perfect place, in a world-famous city.'

The overall site plans were approved last year, and Land Securities has
already announced the letting of the three largest shops to Zara, H&M and
Bank.
